Excellent residence - Rating 5/5

Once again we stayed at Reeds Barn for one night during the Thursford Show. The accomodation is first class and Fiona, the owner, was very attentive to our needs. The breakfast is very well presented and cooked with a wonderful choice on the menu. We were so impressed we returned this year with my brother and sister in law who were equally as impressed. Already booked for next year.

Perfect - Rating 5/5

We have just enjoyed the most perfect three nights at Reeds Barn. From the initial warm welcome, through to the lovely en-suite room and finally the great breakfasts, everything was exactly what we had hoped for. It is perfectly placed for attending the Thursford Christmas Spectacular - 15 minutes away and within easy reach of towns along the North Norfolk coast. We will hopefully be returning in the future. A Perfect Stay - Rating 5/5

From Fiona's warm welcome to the hearty freshly cooked breakfast, everything was faultless. Our room was clean, comfortable and nicely decorated. We will try to return in the summer and take advantage of the swimming pool, sauna and hot tub. Only 10 minutes from Thursford for people attending the Christmas Spectacular.

Reeds Barn - Rating 5/5

Really lovely B&B Fiona is an amazing host and very welcoming and helpful. The house and gardens are beautiful and the pool, hot tub and sauna a treat. Breakfast was delicious and extra touches like a small fridge and glasses for your own wine were nice. Really good quite location too.Only downside the shower was very small in our bathroom but lovely bath and I think will be changed at some point. Would highly recommend

Faultless- Rating 5/5

It’s not often you find somewhere that you could describe as faultless but this is it. Simply a brilliant, well situated, quiet place. First class “whatever you would like” breakfast. We really weren’t expecting the hot tub, sauna, pool and sun loungers. This is well worth booking.

Upon Fiona's warm welcome, you are aware that all the luxury and charm of her home is there for you to enjoy. Our short break meant that we did not sample the leisure facilities, aside from those in our room, but beautiful bathtime and a made to order breakfast each day gave us comfort and enjoyment a plenty! The most amazing b&b we have stayed in !! It’s pure luxury with the beautiful designed bedrooms to the stunning pool and relaxing jacuzzi , not to mention Fiona’s (owner) kind and warm nature to make you feel at home. Have just come back from two wonderful relaxing nights at Reeds B&B. So peaceful and quiet, excellent facilities and such a welcoming host, Fiona is definitely part of the charm here. 5 star and 1st class in every way.It started with the warm &friendly welcome by Fiona &Tiggy the cat to a lovely touch of tea &homemade cake in the stunning guest lounge.The house is just stunning;top end fixtures &fittings, luxurious linens, toiletries &room amenities.Equally stunning are the gorgeous gardens with pool, hot tub &pool deck with plenty of space to sit &relax.Breakfast was a delight with homemade breads, jams &marmalades.The location is relaxing &peaceful with just birdsong in earshot yet just a few minutes drive from Walsingham with great restaurants, tearooms, quaint shops &history.However, the best part of staying at Reeds Barn is Fiona who is a wonderful host who has thought of everything to make her guests' stays perfect and for whom nothing is too much trouble.

Great B&B - Rating 5/5

Stayed for 3 nights while down doing the Outlaw triathlon. Would highly recommend staying here. Accommodation is first class and spotless. Lovely pool too and the breakfast was excellent. Fiona is very helpful and friendly, nothing too much bother. I will 100% return next year.

Everything was lovely, the room with the accessible shower, which was excellent. The breakfast was great, with home made muesli and jams, full English and veggie cooked options. The rain made it less attractive to swim but the pool looked inviting in the pretty garden. Altogether wonderful.

Beautiful cottage with a lovely host. - Rating 5/5

My wife, my daughter and I along with my parents stayed the weekend at Reeds Barn, we have stayed once before and returned due to how much we liked it.This time Fiona was here and she was a great host and cooks a lovely breakfast (as well as homemade bread). The rooms are well decorated and spacious and the bathrooms are lovely.The fact there's a sauna and heated pool are an added bonus along with wonderful gardens. My wife ad I stayed here 3 nights while visiting Walshingham as our primary focus, but also explored some of North Norfolk, including Holkham reserveFiona was a wonderful host, flexible and accommodating.Our room was spacious, airy, and spotless.The grounds are peaceful and we could have easily spent more time in the wonderful back yard garden.Breakfasts were great, anything asked for was cheerfully provided.The home has a very modern decor, yet preserves the old-farmhouse feel.We enjoyed chatting with Fiona, who has her own interesting story as well a solid knowledge of the area.

Found a little gem! - Rating 5/5

Stayed here for a couple of nights in Sept and the whole experience surpassed expectations. The rooms and facilities were all as pictured on the web, clean, comfortable and well equipped. However, it was the little touches provided by our host Fiona that made it that bit different;offering us homemade cake and tea in the afternoon, providing glasses with ice and a slice for my G&T that I had bought with me, homemade bread and juice, created from fruit and veg from the garden, served at breakfast;the spacious areas we had the use of made it feel far more than just a room for the night. We ran out of time to use the pool or the sauna, but as we want to revisit this area again now having had our appetite whetted, will have Reeds as our place to stay. Thanks Fiona for allowing us the use of your house and helping our short break go so well

Luxuirous, relaxing, professional, perfect- Rating 5/5

Had the best luck ever of finding 2 nights stay at reeds barn last minute.I knew this place was going to be special by the pictures. But the place itself was modern yet quaint, beautifully picturesque, had the luxuries you need for a perfect break. It was simply amazing. From the coffee machine in the room, to the breakfast. Every little details was thought of.P.S Fiona and her team were so friendly and welcoming and i couldn't have asked for a better stay. I'll 100% be back !!!!

The location is in the countryside on the edge of a village and the premises are beautifully decorated and spotlessly clean.The room was large and overlooking the pool area with a large ensuite bathroom and excellent room facilities.Everything you could wish for on a holiday break to see the North Norfolk area.

We were greeted by a lovely lady who made us feel very comfortable. After showing us round the accommodation she made us a very needed cup of tea. She also made us a reservation at the local pub which was a good choice of hers where we spent a very enjoyable evening having a reasonable priced meal.

Fabulous - Rating 5/5

We only stayed one night and wished we could have stayed more. Fiona was very welcoming and has a beautiful home. Tea and cake on arrival, bedroom very comfortable, great nights sleep and breakfast wonderful. Will be back in the spring/summer when the garden is in full bloom and make use of the swimming pool. Thank you for a very luxurious stay.

Reeds Barn is not a Hotel, B&B or Boutique. It's like your favourite slippers after a day on your feet. So relaxing and comfortable. Enjoyable stay - Rating 5/5

The accomodation at Reeds Barn was excellent. We had a large downstairs bedroom which opened onto the garden and swimming pool area. The room was very modern and had a seating area too. All facilities were as described on the website, beautifuuly clean and well presented. Beakfast was very good with plenty of choice and all fresh. Our only disappointment was the lack of a bath as we love 'a soak' but the shower was huge and had a small select of toiletries. I could recommend this accomodation.

Enjoyable stay in fabulous accommodation - Rating 5/5

Beautiful barn in excellent location. Very clean and comfortable with lovely breakfast.Pool didn't seem heated and had a permanent cleaner/filter machine with cable in it although this didn't spoil our enjoyment and was invigorating before the hearty breakfast.Good local restaurants and lots of local history.Staff really friendly.

This was our 2nd visit and we are thinking about the 3rd. Suzanne was a great host;good breakfast and homemade bread was nice;the tea and cake by the pool was a nice touch too. We had very good dinner at the local Black Lion;plus Langham Bell and the White Horse at Brancaster too - also great fish and chip dinner at Eric's Fish &Chips at Thornham. Richard &Julie

LUXURY BARN & EXCELLENT SERVICE - Rating 5/5

We stayed at Reeds Barn for 4 days with the grandparents, teenage daughter and niece. The 3 rooms were excellent and having a ground floor room with wet room made life easy for our grandparents. The breakfasts were delicious with lots of options so all 6 of us were happy. The service and helpful care given by Fiona was perfect and increased the enjoyment of our stay.We look forward to going again and highly recommend Reeds Barn to anybody wanting a holiday or break in Norfolk.

Reeds Barns was a truly fabulous Gem, Fiona was flexable &attentive to our every needs during our 1 night stay .I took advantage of the sumptuousepool which was a total haven of relaxation whilst my partner relaxed on the pool decking over a Pims &lemonade.We enjoyed a evening meal 15 mins walk away in the local pub . our room was furnished with great taste &fitted to a high standard ,all in all after a early morning dip &a hearty breakfast we left our 5 * B&b felling totally relaxedThank you Fiona for your hospitality .

Fabulous- Rating 5/5

Fantastic accommodation all very clean and to a high standard. We stayed in the Chamomile room which is upstairs with great views of the lovely garden. Staff happy to help with any of our queries, storing bikes, leaving car, etc. On arrival was greeted with tea and cake and a very warm welcome. Only downside is it is a shame the sauna wasn't working. We will be back and I will also come back with cycling friends. Highly recommended.

Fabulous place, beautiful location and amazing stay - Rating 5/5

We arrived to be warmly greeted by Lorraine, the property manager. After showing us around Lorraine sat us down in the comfortable lounge with a pot of tea and cake in front of a log fire. Our room was overlooking the garden. It was modern and comfortable with a great bathroom. Breakfast was tasty with a good choice of both hot and cold foods. We love the area and will definitely be back!

Simply the best - Rating 5/5

Our second visit this time with friends. Warm greeting from lorraine, once we were shown our rooms she made gave us homemade cake and coffee, delicious. You are made to feel like you are visiting family and feel at ease sitting around the open fire chatting with other guests. All the rooms are lovely and we will definitely be returning. If i had to give any negative comment it would be our fried eggs were overcooked ie the yolk wasnt runny, but a minor detail!

A thoroughly enjoyable four days spent at Reeds Barn. What a hidden paradise is Reeds Barn. Although we only had one night's stay with you it was absolute heaven and your resident Angel Lorraine and Emma were a delight too. We were most fortunate to be with you on a very hot day so were able to thoroughly enjoy your lovely pool and gardens,it was like being in the south of France. My only comments that maybe of interest are:- I found it difficult to lower into the pool without a handrail, we enjoyed a late evening drink by the pool where a little lighting would be helpful. Mr Cook found sitting by the pool in the afternoon too hot for him without a parasol for shade. It is rare to have such heat in September. These comments would exceed any normal expectations of a B&B. I look forward to a return visit with my son and his wife next year.(Robert &Nicola Cook). Reeds Barn Orchid Room - Rating 5/5

Weekend Away. - Rating 5/5

I booked my adult children here whilst we were attending a wedding nearby as they couldn't fit in where my husband and I stayed.We dropped them off and were stunned by how beautiful Reeds Barn was. The rooms and communal accommodation were outstanding and so comfortable.They said the food was excellent and they were made to feel so welcome. Our first review as a married couple! - Rating 5/5

We stayed for 2 nights at the beginning of August for our ''mini moon'.We had a wonderful stay and felt completely at home and relaxed! We had beautiful weather on our first day and so were able to use the pool facilities which was wonderful! We found Lorraine very accommodating;booking us a table for dinner on the Sunday evening and making us feel very welcome.Breakfast was lovely, including fresh fruit and home made cereals.We stayed in Jasmine room which overlooked the pool - overall a wonderful stay and we can't wait to return in the future!

Wedding Anniversary celebration - Rating 5/5

This was our second visit to Reeds Barn.The quality of the accommodation is 1st class. The cleanliness of the rooms, the fabulous outdoor swimming pool and the fantastic breakfast!!All that said, the jewel in the crown is the resident host Lorraine. She is undoubtedly the best host we have come across in many years of travelling. Nothing is too much trouble and Lorraine proves that it is people that can truly make the difference between a 'good' experience into a 'fantastic' experience. It goes without saying that we have reserved the same weekend in 2017!!

My friend and I stayed for a couple of nights with my 2 dogs, we had a great time. Reeds barn is beautiful. We had the down stairs room, made it easy for the dogs and o get out on to the very large decking area and swimming pool. Lovely gardens. Lovely welcome from Lorraine the Manager. Very tasty breakfast with homemade bread. We would definitely go back and take my hubby and definitely recommend.

We had our first night away as a couple in 9 years - long overdue! Reeds barn did not disappoint. It felt more like a small boutique hotel than a B&B. Many lovely touches and a very warm welcome from Lorraine. We stayed downstairs in the spacious Gardenia room and loved being able to sit in the chairs by the window enjoying a game of chess and wee drink. There were only a couple of minor gripes and feedback on these was taken positively and acted upon. Definitely will be back again.

Possibly the best B&B? - Rating 5/5

Please note that this review is being written by Doug Tierney on behalf of Doug and Jean, Phil Tierney's Father and Catherine's Father in Law. Our stay at Reeds Barn was a gift from them.We stayed at Reeds Barn from Friday, April 15th - Saturday April 16th (two nights). It's fair o say that we have probably never stayed at a better Bread &Breakfast venue. In all respects, the accommodation is superb - excellent bedrooms/bathrooms and wonderful breakfasts. The 'common' areas are beautifully furnished and the welcome was first class. The Manager does a terrific job and gets a 'five star' rating as does the property. We hadn't been to Walsingham before but will certainly go again and there will only be the one choice of accommodation - Reeds Barn. In the Summer months it must be an even better choice with guests able to enjoy the lovely gardens and swimming pool.

A Lovely Stay - Rating 5/5

We stayed at Reeds Barn during the Easter holidays and really enjoyed our stay. The barn is spacious, airy and very clean. The decor gives the barn a relaxed yet luxurious feel and the garden is phenomenal- we were sad we couldn't use the swimming pool yet as the weather is still too cold! Lorraine made us feel very welcome and nothing was too much trouble;she even fetched an extra radiator for me as I always feel the cold. The breakfast was outstanding and the home made bread and granola is amazing.The only one area for improvement I would mention is that the noise can travel quite easily between the rooms, we were onthe ground floor and on our second night the family above us could be heard very loudly albeit they seemed exceptionally heavy footed! Overall, we feel very positive about our stay and have talked of returning in the summer with family and friends. Thank you, Samantha

Reeds Barn fulfils its description to the letter. As soon as we arrived we relaxed straight into a 3 night stay without a care in the world. Apart from the comfort, style and warmth of Reeds Barn the personal warmwelcome extended by Lorraine, the "housekeeper"was what ensured our stay being so pleasant. Having the use of the large, very comfortable lounge, where we were able to enjoy a glass of our own wine after returning from dinner, made us feel very at home.Our room was delightful, comfortable bed, lovely decor and excellent breakfast. We will be back!

Made to feel at home. Such a friendly place to stay. We stayed in the orchid room, very cosy. Bathroom was spacious, free standing bath and separate shower. We were out for the evening and came back to home made mince pies in our room. Breakfast had fresh strawberries, raspberries and blueberries. Followed by a choice of cooked breakfasts. Freshly made bread, coffee and tea. Cannot recommend this place highly enough. We stayed as clients, but certainly left as friends. Can't fault anything, really deserves 6+ stars.

Location 10 minute tranquil walk to Little Walsingham by day (take a torch by night)If the night sky is clear not to be missed.The barns offers 4 rooms.Our accomodation on the 1st floor had panoramic views over the pool and trees.Beautiful lounge if you want to relax;in an area other than your room.Our room was very clean and comfortable.Breakfast was excellent each day and we stayed 5 nights. Would return tomorrow if we could.We did not use the sauna or pool.Walk out from reeds barns turn left 100 meters on the right is the Russian LittleChurch worth a visit.Also St Peters 100 meters to the left worth a visit takes 10 minutes and is a beautiful walk.Location is perfect for many attractionsWe also like to visit Burnham Market with itsattractive shops.Excellent stay we would return.ThanksPaul Joan

From the moment we arrived, Lorraine made us feel at home. She gave us all the information we needed and spent extra time showing us various details of the room. Our room (Jasmine) was beautiful, the view was simply stunning and it was beautifully designed. It had a gorgeous free-starting bath which was lovely and relaxing. The breakfast was lovely, we both had full English and again the lovely staff couldn't do enough for us. We will definitely be coming back!

Where do i start, outstanding customer service and an awesome venue, I couldn't recommend this high enough. From the moment we arrived, following a 130m cycle ride, coffee and cake, followed by beer next to the pool. The service we received was second to none. Reeds Barn is simply somewhere you don't want to leave. Setting down for the weekend,the backdrop of the stunning garden and gorgeous interior was so welcoming. What a wonderful place for a relaxing few days in Norfolk.We came with our twelve year old daughter who loves swimming and even though the weather wasn't that great during our stay, the pool was warm enough to swim in pretty much any time of day (we even had a dip at 9.30pm!)Lovely room, large comfortable bed, Nespresso machine in room, huge walk-in shower, sauna with views of garden, beautiful and tranquil garden, delicious breakfasts - can't fault Reeds Barn.

A wonderful retreat within easy access of many interesting places in North Norfolk. The staff go the extra mile to ensure you are cared for and the facilities are outstanding. The whole place is very clean and extremely well maintained. The luxury of the swimming pool, sauna and herbal gardens are delightful. Lovely relaxing stay - Rating 5/5

My husband and I stayed at reeds barn for 2 nights and we couldn't fault it all. Our room had a lovely view of the beautiful garden and everything we could have possibly needed was supplied. The bed was super comfy and little touches made a difference, like a coffee machine in the room and fresh milk delivered to the door. The breakfast was delicious, fresh fruit and yogurt followed by a cooked breakfast of your choice which was perfect on both days. We would love to return one day and take advantage of the pool. Reeds barn is peaceful and relaxing with a fabulous host who really looks after you whilst leaving you to come and go as you please. I will be recommending to friends and family.

The Perfect Norfolk Escape - Rating 5/5

This was our 4th visit to Reeds Barn for a 2 night break. On this occasion we went with friends for the first night. The only change to our last visit was Fiona now has Lorraine working with her who is excellent with her customer service skills. We had a wonderful time and are due to go back in Aug 15. This is a gem in the Norfolk countryside with excellent luxury accommodation and fantastic breakfast. We would recommend the Gardenia room on the ground floor if you like large rooms however all the rooms are excellent and very well furnished.

We stayed at Reeds Barn for two nights whilst visiting Walsingham and parts of North Norfolk for which it is very well located. The facilities are excellent and we had a beautiful huge room on the ground floor overlooking the garden and pool. Breakfasts were delicious and in spite of an unexpected oil shortage everything continued like clockwork!We also had the pleasure of watching the eclipse from the back garden with Fiona, very memorable.We shall definitely stay again and friends have already booked to stay.

beautiful place, lovely hostess - Rating 5/5

I stayed at Reeds Barn with my partner and 6 month old baby. It can be tricky going away with a little one, making feeds etc. But we were made to feel at home and we're given use of all facilities needed. The staff are lovely,the building and gardens beautiful. We had the best breakfast with so much to choose from, all the best quality. The rooms and beds were clean and sooo comfortable.

At Reeds Barn u are made to feel so welcome even our 2 dogs , breakfast was fantastic all homemade and home grown, The room very excellent and clean nothing was to much trouble i would highly recommend.

High standards everywhere - Rating 5/5

I choose Reeds Barn based on reviews and looks, and wasn't let down. The room was elegant and the en-suite was everything and more than you would expect. We were excellently looked after from the minute we walked through the door by Lorraine. A cup of tea and buscuits on arrival and a superb breakfast in the morning.I would recommend Reeds Barn to anyone and would definitely return.

Clair\'s 40th birthday. - Rating 5/5

This is a place made for groups. The hostess Lorraine was not only so thorough in explaining all the gadgets!!! Sonos sound system a hit for party...all the old songs etc.The rooms are to die for, all modern, speak and comfortable. Bathrooms for each room are of equal standard. Beds are so comfortable and lounge was so large for our large group. We took over the barn and it's brilliant for groups. Food excellent and wide choice too. We had a birthday evening meal organised and served. My grandaughter (9) said nanny it's amazing and to have 'servants' too. Pool area is amazing, sadly pool too cold. But the sauna is part of the house and wonderful. Already booked to return in 6 months time.This is like having a hotel, but very personalised and friendly. My daughter loves the surprise and also wanted to live here.....as we all did.

from the.. warm welcome (from lovely lorraine) tasteful decor,beautiful room, best bed/bath, comfy lounge, fab-u-lous food, fresh fruit, yummy home-made bread, gentle gardens, restful sauna.. to the, for me 'piece du resistance', grand piano!!! Reeds-Barn exceeded all my expectations home from home.. we are so going back! 5 STAR rating from us.. loved it loved it loved it! THANK YOU
