“Just raised the bar of what a B&B can be”

“My wife and I spent our 5 year anniversary at Reeds Barn and was delighted. I’ve never been in such a place that exudes the care and consideration of its owner, Fiona. The attention to detail was incredible, just delightful all round. Fiona herself was a delight too, so caring and she’s put so much into making the barns a wonderful, memorable place to stay. We didn’t have time to try out the pool or the sauna, but the breakfast was the best I’ve ever had anywhere in the UK. Locally sourced, perfectly prepared on her Aga, along with night-before prepared granola and fruit that would in itself have been an amazing breakfast to remember. The views were beautiful, the garden perfect. I can’t rate this place high enough.”

“A lovely one night stay, beautiful barn”

“My husband and I stayed here for one night. It was wonderful. Warmly greeted on arrival, offered drinks outside in the gardens and shown around. Fiona was away when we stayed but the couple who were running it were superb and very friendly. The room was very well furnished, with bespoke furniture, and a great ensuite with roll top bath! We used the sauna, which was a nice treat, the swimming pool looked lovely too. We slept well, and enjoyed the breakfast in the morning. Great value for money too.

We visited Wells, which is close by, a lovely little seaside town with a few shops. We ate our evening meal in a close by village pub, called The White Horse Inn. Nice food, and not expensive. Would definitely come back again!”

“The Barn was fabulous, all the rooms beautifully and thoughtfully designed, and the owner very friendly and anxious to please. The breakfast was excellent and set us up for another day of touring.”

“A sophisticted gem in Norfolk”

“A truly homley yet modern and sophisticated bed and breakfast venue.
I treated my husband to a surprise night away for his birthday and it was perfect for this occasion. Had dinner in the Norfolk Riddle, which is a pleasant 10 min walk away and needed after the meal!
I enjoyed the most luxurious dip in the huge free standing tub, and admired the beautiful fixtures and fittings of the room. Such lovely touches there, including smart tv, Bose sound system and clock, blackout blinds; Offer for fresh coffee in the room.
Truly lovely and welcoming, would recommend to anyone. (and we only live in 45mins away in Norwich!)”

“We were so impressed by Fiona and her delightful staff, Louis & Annie who just could not have been more welcoming, helpful and efficient. On request they cooked us delicious meals and made us feel totally ‘at home’.”

“What can we say, great location, great accommodation and most important of all, great host! This place has everything you could want for a one night stay or much longer. We have stayed in a few B&B’s and hotels and we can honestly say this is by far the best.

Book a room, book it now, you will not regret it!”

“Never stayed in a more spacious B&B. A converted barn with modern and tasteful decor mixed in with the traditional. The bed was enormous ands the en-suite room had more than ample storage space even for the most well equipped traveller. Lovely rural setting with secluded gardens and a good size pool/patio/sauna. The breakfast was excellent topped off by home made bread, and fresh fruit from the garden. Young couple running it were attentive and friendly. All in all highly recommended. An ideal location in North Norfolk for a holiday. Should have stayed a week rather than a one night”

“We had a fantastic weekend staying at Reeds Barn, the barn is fabulous, the attention to detail and calm relaxing atmosphere was just what we needed. This was down to Fiona,who made us very welcome and could not have been more friendly and helpful. We will definetly be staying again. Great break.”

“Last minute booking and a complete find!”

“What an amazing place Reeds Barn is!! We were given such a warm welcome on our arrival and the property is stunning.

We were travelling round the Norfolk Coast in our camper van and could not find a campsite to accommodate us for the night. (everywhere was booked up because of the Wells carnival) We search on a phone app for local B&B’s and Reeds Barn came up and showed that it had one room, (and that dogs were welcome). We contacted the B&B direct and were told that the room was ours.

The place is stunning and the owner did everything she could to make us feel welcome. She even recommended a wonderful pub / restaurant that was only a short drive away so that we could get some dinner (we didn’t arrive at the property until almost 8pm).

Our room was lovely and we all had a good night sleep (including the dog) but the highlight has got to be the breakfast. All local sourced products, fruit, jams, full english, croissants, there was so much food we didn’t need to eat until dinner time.

Reeds Barn was an excellent find and we would definitely stay there again. There is a pool and a sauna but we didn’t get to use these facilities because of arriving late on the night (and being hungry) and leaving straight after breakfast but they looked superb!

The best B&B I’ve ever stayed in!! I will definitely be going back!”
